Potholes and standing water are more than just an inconvenience. For a multi-unit property, they're a real problem - tenants dealing with a rough, soggy driveway every single day, and a landlord watching the situation get worse with every rain.

That's exactly what we were dealing with here. One side of this 4-plex had a driveway that wasn't moving water the way it should. Low spots were holding moisture, the surface was breaking down, and it made for a frustrating drive in and out. Not a great first impression either.

Our dirt work here focused on regrading the driveway to restore proper drainage slope. When the grade is off - even slightly - water has nowhere to go. It just sits. Over time, that moisture works its way into the base material and the whole surface starts to deteriorate faster. Getting the grade right is the fix that actually holds.

The finished surface is level, firm, and set up to shed water the right direction. For a rental property, that kind of result matters - it reduces wear on the driveway long-term and keeps tenants from dealing with a muddy, rutted mess every time it rains.

Bad drainage on a gravel or dirt driveway doesn't fix itself. If you're noticing low spots, pooling water, or a surface that just keeps getting beat up, the issue is almost always the grade. That's something we can help sort out.
